SOLD in Bergenfield, NJ for $750,000! We listed this immaculate, but totally outdated property at 24 Wilbur Road on 2/19/25 for $599k. After receiving multiple offers a spirited bidding war ensued and we closed soon after on 4/14/25 with an ALL CASH buyer for $151k above the asking price! How were we able to accomplish this incredible result for a house that will certainly be knocked down by its new owner? Once we were hired however, we of course reviewed the appraisal but conducted our own evaluation. After an in-person visit to the property, and a careful consideration of the up-to-the-minute local market conditions, our analysis revealed a certain degree of unpredictability for this property. While we didn't entirely disagree with the appraisal amount, we did recognize and instinctively believe that the potential existed for Calemine & Co. to sell this property for an amount much higher than the appraised value. At the same time however we couldn’t ignore the fact that the area had some similar active listings languishing on the market for some time despite being priced well below $600k.
