SOLD in Bergenfield, NJ for $750,000! We listed this immaculate, but totally outdated property at 24 Wilbur Road on 2/19/25 for $599k. After receiving multiple offers a spirited bidding war ensued and we closed soon after on 4/14/25 with an ALL CASH buyer for $151k above the asking price! How were we able to accomplish this incredible result for a house that will certainly be knocked down by its new owner? We sold it at that time for the full asking price, and impressed the family so much that when the time came for them to sell another inherited property, this time in the state of NJ, they reached out to us saying that they wouldn’t think of entrusting the sale to any other broker but Calemine. Still, and understandably so, the family first hired a licensed NJ Appraiser prior to calling us in order to evaluate the property, and that valuation came back at $610k. Once we were hired however, we of course reviewed the appraisal but conducted our own evaluation. After an in-person visit to the property, and a careful consideration of the up-to-the-minute local market conditions, our analysis revealed a certain degree of unpredictability for this property. While we didn't entirely disagree with the appraisal amount, we did recognize and instinctively believe that the potential existed for Calemine & Co. to sell this property for an amount much higher than the appraised value. At the same time however we couldn’t ignore the fact that the area had some similar active listings languishing on the market for some time despite being priced well below $600k. Based upon the trust that we earned from this family years earlier with the Brooklyn sale, they fully agreed with our plan to conservatively price the property at $599k, while simultaneously commencing an aggressive marketing campaign in order to give ourselves the best chance to achieve the best possible results.
